We are looking for a motivated and experienced real estate and facility operations expert, ideally in combination with customer experience and project management expertise, to contribute to creating a world class professional solutions network across the Americas region.

You will work on a wide variety of real estate operations, including our regional headquarters, various projects and initiatives across Swiss Res business units and lines of business, regionally.

As a member of the CRES Americas LT, you will also support the Head of the Region in creating and developing an environment of continuous improvement and professionalism in interacting with our stakeholders and external partners.

In this role, you will: Develop and manage strategic relationships with location site leaders and regional heads of the lines of business.

Develop management information processes and continuous improvement initiatives.

Partner with the various CRES teams to recruit, hire and develop real estate and operations professionals.

Implement staff development plans to continually improve required skills and behaviours in the region.

Support in the planning and monitoring of territory annual operating budget.

Pursue cost savings opportunities while optimizing customer service levels.

Ensure provision of professional client services in each office/sub-region including but not limited to multimedia, document management, reception, service desk, work place management, project management, environmental management and access management.

In collaboration with Internal Marketing/Change Manager, draft office communications for internal clients and CRES staff for service and procedure changes and major transitions Partner with the regional heads to ensure office staff adheres to Swiss Re governance policies including Human Resource, Legal, Compliance, Financial, Sourcing and Security policy.

Support in the management of external vendors and partners and monitor levels of performance, accountability, and deliverables as defined within the contracts.

Support the development of the Global Management System reporting and complete audit requirements including ISO 14001 environmental reporting for each office.

Oversee green team initiatives in each office.

Key Performance Indicators: Annual Operations survey results, % office space utilization, % variance from budget, audit reports and carbon footprint targets.

Primary Responsibilities Regional Service Coordinator Act as a point of contact to bridge Global Functions and regional Service Representatives with Local Managers.

Responsible for development and review of Location Operation Manuals.

Coordinate and control the deployment of global service standards and service level adjustments within the region.

Plan and implement annual CRES Service Strategy review cycle within the region.

Contribute and report to Global and Regional Service Committee.

Collaborate closely with Global Service Strategy Manager and other RSX.

Operational Planning & Controlling Support the regional financial planning, reporting and controlling of operational costs, investment and FTE plans Provide regular and on-demand reports for (but not limited to); Regional operational activities e.g access management risk tracking and mitigation register, service dashboard etc Space management and fixed assets Americas budget vs actual Americas occupancy spend Track asset life cycle and depreciation Operational Risk Management Responsible for active management of the Americas Project and Operations Risk Register, managing open tasks and escalating critical tasks as required.

Provide training and guidance to Americas locations on assessment, monitoring and reporting operational risks.

Manage quarterly risk and control self-assessments.

Collaborate with global CRE Governance on risk management to identify improvement opportunities.

Customer Engagement & Stakeholder Management Lead and contribute to service improvement initiatives and increase in customer satisfaction.

Identify and implement opportunities for regional service delivery synergies and harmonization.

Contribute to Contact One development, client portal enhancements, CRES and customer utilization.

Capture and track service Contact One metrics of volumes, delivery times and other related performance indicators.

Practice structured stakeholder management across Americas locations.

Supporting Head CRES Americas with engagement of senior stakeholders.

Communications & Change Management Develop and implement regional communications strategy.

Including in-function and customer communication Notifications to business head and general client community via emails of significant events regarding workplace, location or initiatives.

Coordinate and contribute to global communications strategy and process, Lead change management programs and initiatives for the region including construction and non-construction projects.

Support and advise locations on local change management initiatives.

Actively participate and contribute to the global change management network.

Leadership and Organizational Development Lead a team of Regional Service Representatives and inspire to provide efficient and harmonized support to facilities management and services within the Americas region.

Manage personnel functions including on/off boarding, supervision and leave schedules.

Enable and foster staff development; Implementation, monitoring and completion of annual performance reviews Co-ordinate biannual career planning discussions Development and implementation of career action plans Promote relevant training and development opportunities Lead the regional organization through service and development initiatives Secondary Responsibilities Support and deputize Head CRES Americas from administrative tasks and projects as needed.

– out the Americas.

The team manages all Real Estate, Facilities and Security operations and develops and provides professional solutions to our stakeholders at all levels of the organization.

To achieve this we constantly engage with internal and external experts and leverage individual skills and knowledge across our team to inform business decisions.

About you Business Administration degree or similar.

Experience working in a regional role within a global organization.

Minimum of 10 years’ experience in a Real Estate, service and/or facility management context.

Corporate Real Estate experience is preferred.

Capability to provide umbrella operational function as well as detailed solutions for in-country needs.

Experience with ISO14001.

A refined interpersonal skill in a culturally diverse team is essential.

Management/ team leader experience.

Ability to meet demanding requirements and deadlines.

Timely, accurate and efficient reporting skills.

Highly motivated with a strong business acumen and outstanding written/oral communication skills are essential.

Excellent inter-personal, people management and business skills, together with a strong desire to lead by example.
